La Manga, the Most Expensive Place to Rent in the Region of Murcia: €12/m²

The price of rental housing in the Region of Murcia has increased by 6.5% year-on-year, placing the average cost at €8.9 per square meter per month, according to the latest data from idealista. Despite a quarterly drop of 2.3% and a 1.8% decrease in the last month, La Manga del Mar Menor remains the most exclusive market in the region, with an average rental price now reaching €12/m².

This figure places it above the city of Murcia (€9.3/m² after a 6.2% increase over the past year) and Torre-Pacheco (€8.9/m²), consolidating its position as the most expensive area to rent housing in the entire Region.

In terms of annual increases, San Javier (+14.6%), Molina de Segura (+14.5%) and Los Alcázares (+12.7%) stand out, reflecting the growing pressure on the rental market in coastal and metropolitan areas. By contrast, municipalities such as Molina de Segura and Lorca, both at €7.3/m², continue to offer the most affordable rents.

Francisco Iñareta, spokesperson for idealista, warns of the structural strain affecting the sector:

“The rental market continues to overheat without control, with stock remaining flat and demand constantly growing. Competition among tenants is so fierce that landlords, with dozens of profiles to choose from, always opt for those who provide the most security: stable jobs, solvent profiles, and steady monthly incomes that more than cover the rent. All of this excludes young people with fewer resources and the most vulnerable groups.”

The spokesperson stressed that only an increase in supply, and not penalizing landlords, will help ease the situation and ensure fairer access to housing.

With these figures, La Manga reinforces its status as a luxury residential destination in the Region of Murcia, driven by strong demand from both tourism and long-term residents, which intensifies competition and pushes prices well above the regional average.
